SPECIALIST DISABILITY ACCOMMODATION

A home designed around you. Built for greater independence.

Specialist Disability Accommodation (SDA) provides purpose-designed housing for eligible NDIS participants with extreme functional impairment or very high support needs. These homes incorporate specialised features that can make everyday living safer, more accessible and better suited to the participant’s individual disability-related needs.

At Unity Care, we take the time to understand your needs, preferences, lifestyle and goals when exploring suitable SDA options. Depending on your requirements, SDA can include accessibility features such as wider doorways, wheelchair-accessible areas, home automation or other specialised design elements that support greater independence and enable other supports to be delivered more safely.

What is Specialist Disability Accommodation (SDA)?
Specialist Disability Accommodation (SDA) is purpose-designed housing for eligible NDIS participants with extreme functional impairment or very high support needs. SDA homes include specialised features intended to improve accessibility, safety and independence and allow other supports to be delivered more effectively.
SDA is intended for a relatively small number of NDIS participants who have extreme functional impairment or very high support needs and who meet the relevant SDA needs and NDIS funding criteria. SDA needs to be included in a participant’s NDIS plan before SDA funding can be used.
SDA can include houses, apartments, villas, duplexes and townhouses. Homes are also classified into four design categories: Improved Liveability, Fully Accessible, Robust and High Physical Support, depending on the accessibility and support requirements they are designed to meet.
No. SDA funding relates to the specialised housing itself. Supports provided inside the home, such as personal care or Supported Independent Living (SIL), are separate NDIS supports and may be funded separately depending on the participant’s plan.
